Booking Terms & Conditions
Payment
A deposit of 25% paid within 7 days of booking is required to confirm you holiday. The balance of payment is due 6 weeks before the start of your holiday. For holidays which are booked within 6 weeks of arrival then full payment is due when booking your stay. Please make cheques payable to Ilex Farm and send to Ilex Farm, Handley, Clay Cross, Chesterfield, Derbyshire S45 9AT and we will send you a letter or email to confirm the booking is complete. Guests booking information will be kept on our computer and will not be made available to any other third party.
Booking
Booking Holly Cottage includes bed linen and towels unless otherwise requested and is inclusive of all running costs (gas and electricity). Please see list of cottage features and facilities. Holly cottage is only available for no more than 4 adults plus 1 child in Z bed and a small child in cot.
Children
Children of all ages are welcome please inform us when booking if you require the travel cot and high chair or for a slightly older child use of the Z Bed. Parents should be aware that there is a wild life pond in the farm garden and children should be supervised at all times.
Pets Guests are welcome to bring one well-behaved pet by prior arrangement. Pets are not allowed on the furniture, beds or bedding and any damages must be paid for. A small dog cage can be arranged if required.
Smoking arrangements
Holly Cottage is totally non smoking; please respect this rule for the benefit of all guests.
Arrivals
During the summer months and at busy periods Holly cottage will be made available for incoming guests from 3.00pm on the day of arrival. All guests must vacate the cottage by 10.00am on the morning of their departure this will enable us to clean and prepare the cottage for our next guests. We may be able to accommodate a later or earlier arrival during the winter period and for short breaks when arriving late on a Friday night. Please ask for details when booking.
Breakages
We have taken great care to prepare Holly Cottage for your holiday enjoyment, please take care to ensure it is maintained in this manner. During your stay you will be liable for any breakages or damage which you cause to the cottage, the furniture or decorations. We appreciate that small breakages can occur; please inform us if they do however you will be invoiced for any major damage or breakages caused during your stay.
Liability
Ilex Farm Holdings do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.
Cancellation Terms and Conditions
- When the booking process is complete that is we have received your 25% deposit and you have received written confirmation from us, this then constitutes a legal contract and the 25% deposit is not refundable for any reason.
- If you cancel after paying for the full holiday (less than 43 days or 6 weeks prior to arrival) no refund will be made unless we are able to re-let the cottage when we will refund the rental received less deposit and any costs incurred. Paid to you only after your original holiday date.
- If you cancel more than 43 days before your holiday we will refund any rental paid less the non returnable deposit of 25%.
- If for reasons beyond our control the cottage was unavailable for your holiday booking, we would either offer you alternative dates and if none were to your convenience all monies would be refunded this would fulfill our liability to yourselves.
Access Statement for Holly Cottage, Handley, Clay Cross, Chesterfield, Derbyshire.
Introduction
Holly Cottage is a recently converted Stone Barn situated on a small private farm with stables. Access to the cottage is from Handley Lane onto the farm driveway.
Pre Arrival

- Booking/ enquires can be made directly by email from the website or by telephone or letter
- This Access Statement and full written direction to the cottage are available in a large font and dyslexia friendly font
- The nearest bus stop is about half a mile towards Clay Cross and also half a mile towards Woolley Moor. The nearest train station is either in Chesterfield or Alfreton which are both approximately 6 miles away
- The nearest small town is Clay Cross which is approximately one and half miles
- Guests can be collected from the bus or train station in Chesterfield by prior arrangement
- Collection of grocery provisions can be arranged for our guests who arrive on bicycle

Arrival & Car Parking Facilities
- Upon arriving at Ilex Farm access to Holly Cottage is via a wooden gate to the private driveway this gate will be unlocked by prior arrangement and guests will be issued a key for the duration of their stay.
- As Holly Cottage is on a small private farm we have plenty of parking available. One car space is provided directly outside the cottage and allows easy access to unload from rear of car the parking surface is flat and covered with small limestone stones. Other space is available just a few meters away. Arriving during the evening automatic outside lights will come to light the parking facilities. From car park into cottage up one step (15cm) onto stone patio (290 x210cm) and one further step (13cm high) before entering door.
- Access to cottage is also available via back door with stone paved access ramp which has a very slight incline and no steps.
- Dogs are accepted by prior arrangement only
Main Entrance
- The main entrance is from parking area via the patio. Door keys will be issued on arrival unless otherwise arranged.
- Entrance from car park up 1 step (15 cm) onto patio and then 1 further step (13cm) to door. Door is 198 high x 81 wide with hinge on right and keyhole at 90 cm.
- Door opens into lounge area with light switches on left hand side which operate both central light and table lamps. The floor is of non-slip tiles throughout downstairs rooms.
Lounge Room
- Main entrance door opens into lounge room, door is 198cm high x 81cm wide the room is 3mt 52cm wide x 4mt 45cm deep
- The floor surface is non-slip tiles
- Furniture in lounge includes a 2 seater settee and 2 armchairs with side tables and reading lamps, coffee table, TV with remote control and DVD player. Heating from radiator and electric log effect stove with remote control. Lounge furniture is moveable.
- Door from lounge leads into the kitchen dining room.
Laundry
- There is a modern washer dryer machine in the kitchen, weather permitting drying will also be available on rotary clothes line outside, clothes pegs provided. A drying rack is stored in the under stairs cupboard.
- Ironing board and iron are also in the under stairs cupboard.
Outdoor Facilities
- Exiting from the lounge door to patio area and gardens.
- This door is 198cm high x81cm wide step down (13cm) onto patio surface is of slightly uneven stone slabs. To the right there is a lawn area which may be used.
- Patio furniture is available for guests to use.
- The farm has a large garden which is available to wander in however children must not be left to wander unattended as we have a large wildlife pond at the bottom of the garden some 50-60 mts from cottage.
Bedrooms
Both bedrooms are accessed from the landing
Bedroom 1
- Door 196cm high x 76cm wide - hinged on the left - floor covering is new floor boards which are sealed and varnished with rugs beside the bed.
- Bed is 4'6'' double bed with bass headboard - top of mattress is 60cm from the floor.
- The space to left of bed is 130cm
- The space to right of bed is 280 cm
- Main light is right hand side of door with reading lights on either side of bed on chest of draws
- Other furniture includes wardrobe, chest of draws and two chairs.
- All bed linen is cotton percale with non feather pillows and quilts.
Bedroom 2
- Door 196cm high x 76cm wide - hinged on the right - floor covering is new floor boards which are sealed and varnished with rugs beside the bed.
- Two 3' single divan beds with fabric headboards - top of mattress 60cm from the floor.
- All bed linen is cotton percale with non feather pillows and quilts.
- Space between beds is 65cm - Space from bed 1 to wall is 80 cm and from bed 2 to wall is 25cm
- Room light switch is on left hand side of door with reading light situated on bedside cabinet between beds
- Full size door with access to external steps leading to courtyard- door is 196cm high 76cm wide, key is issued on arrival.
Bathroom
- The bathroom is accessed from the landing.
- Door 196cm high x 76cm wide hinge on right with light switch outside the door on the left hand side plus light over mirror.
- Toilet seat height is 42cm.
- Distance to left of toilet is 33cm.
- Distance is right of toilet is 42cm.
- Height of basin is 82cm.
- Bath height is 70cm x 165cm long.
- Free floor space is approximately 97cm x 160cm.
- Shower is over the bath with shower door on bath side.
- The floor surface is new sealed and varnished floor boards.
Self-Catering Kitchen
- Access to the kitchen is through the lounge or from outside via back door with access ramp.
- Access from lounge the is door 198cm high x 81cm wide hinged on left- light switch is on right side which operates dimmer for spotlights over kitchen area also central lights over table as well as stairs and landing lights.
- Other light switches on left-hand side of back door.
- Kitchen work surfaces are 91cm high and 60cm deep - L-shaped kitchen area including washer/dryer, dishwasher, large fridge freezer unit, gas hob and electric oven also microwave cooker/oven.
- Catering equipment is found in the cupboards under work surfaces or wall mounted cupboards.
- Floor covering is non-slip tiles.
- Dining table is 75cm high 95cm wide and 180cm long opening up to 230cm.
- Thermostatically controlled Hot water is available when hot tap is turned on.
- Gas central heating boiler is in wall mounted cupboard in kitchen and remote control is situated on right hand side of lounge door all radiators have individual thermostats.
Stairs and landing
- Stairs are accessed from the kitchen area to the first floor bedrooms and bathroom.
- 7 Steps lead up to the half landing turning left up 1 step 17 cm high to a further 6 steps to landing.
- Stairs are carpeted each step in 17 cm high, the handrail is on the left and is 95 cm high.
- Landing is 245 cm wide and 272 cm long with a large linen storage cupboard 160 cm x 190 cm. landing floor is stained floor boards with a loose rug.
Additional Information
- A welcome pack is produced in dyslexia friendly font and full operating instructions are available for the cottage equipment.
- Pets are welcome by prior arrangement on booking.
